That means prioritising the interventions that add the most £/m² (rear extensions, loft conversions, layout reconfiguration that unlocks an extra unit) over the most expensive ones, and matching finish specifications to the rent or resale band you're actually targeting. No over-spec, no under-spec, no value engineering on site after the budget is already committed.

Around 20% of the schemes we take on were previously refused — either by the planning committee or by delegated officers. We read the refusal notice carefully, separate policy grounds from design grounds, and redesign the application for approval.
