    Your Margin Is Decided at Design Stage

    Margin on a London scheme is settled long before anyone breaks ground. We start with the numbers that govern it, cost per GIA, the yield or sale price you expect, and the density the local plan will tolerate, then design backwards from there.

    In practice that means prioritising the interventions that add the most £/m², such as rear extensions, loft conversions and layout reconfiguration that unlocks an extra unit, ahead of the most expensive ones. You get a specification matched to the rent or resale band you're targeting, agreed with you before the budget is committed rather than trimmed on site later.

    Because the same team designs, gains consent for and builds the scheme, the decisions made at feasibility carry straight through to construction.

    Tight Sites Are Where We Add the Most Value

    Most schemes that look undeliverable on paper become workable with the right approach to planning policy. Constrained plots, awkward shapes and infill opportunities are the sites where our thinking earns you the most.

    Nash, our planning lead, reads policy as a toolkit and looks for the precedent, clause or design move that turns a stalled site into a consented scheme. Where another practice sees a non-starter, we look for the route to consent.

    A Refusal Is Usually Recoverable

    Around 20% of the schemes we take on were refused before they reached us, by the planning committee or by delegated officers. We read the refusal notice closely, separate the policy grounds from the design grounds, and redesign the application for approval.

    Density, parking, biodiversity net gain, daylight and sunlight, overlooking: each of these grounds has a route through it once you know the local plan and the case officers. Send us the refusal notice and we'll tell you honestly whether the scheme can be recovered.
